How Much Does Window Cleaning Cost in Colorado?

Nine dollars a pane, cleaned inside and out. That’s where our pricing starts, and it’s the number we’re asked to explain more than any other, mostly because “pane” means something different on every house we visit.

A pane is one sheet of glass in one sash or frame, not a whole window. A single-hung window in a Highlands Ranch tract home might have two panes, one that slides and one that doesn’t. A great-room wall of glass in Evergreen, built to frame the view of the foothills, can run twelve panes or more in a single opening. Count the panes and you have the base of the quote. The rest of this post is about what moves it from there.

What changes the number

How many panes, and how big

More glass costs more. The less obvious part is that a house full of small divided-light panes, like the older bungalows near Littleton’s Main Street, takes longer per square foot than the same area of glass in a few big modern sheets. Century-old glass rewards patience, and patience takes time.

How high the glass sits

A single-story ranch in Lakewood and a two-story entryway in Centennial are different jobs even with the same pane count. Height changes the ladder, the setup and how carefully the crew has to move, and a 20-foot reach is quoted as more work than a 6-foot one.

Screens, sills and frames

These come with the window service rather than as an add-on line item. If you’re comparing our quote to someone else’s, ask whether theirs includes the screens and the grit in the sills or only the glass in the middle. Skylights and high fixtures on the same visit

With the ladder already out for the windows, adding skylights, ceiling fans or a chandelier costs less than booking a separate trip for each. Mention them when you request a quote.

Access

A house on a steep foothills lot in Conifer, or a mountain drive out to Bailey, takes more setup than a flat suburban yard, and the quote reflects that. We’ll tell you up front when it does.

Why the online “average cost” is close to useless

Search around and you’ll find plenty of sites offering one average figure for window cleaning in a given metro. At best it’s a rough starting point. It averages a 900-square-foot Lakewood ranch and a glass-walled Evergreen great room into a single line, and those two houses have almost nothing in common besides windows. A real number for your actual house is more useful than a national average dressed up as a local one.

One more thing worth knowing before you compare results. If cloudy white spots are still on the glass after a cleaning, they’re probably mineral deposits from sprinklers or well water, which ordinary washing doesn’t dissolve. Hard water spots take a different approach, and old ones can etch the glass for good.

Foothills and south metro, cost-wise

The two halves of our service area price out a little differently because the houses differ. Foothills homes in Evergreen, Conifer, Golden and Bailey tend to have more glass overall and steeper access, and that shows up in the quote. South metro homes in Highlands Ranch, Centennial, Littleton and Lakewood usually sit on flatter, tighter lots but have a lot of two-story glass facing the backyard, which changes the ladder work more than the pane count.

Neither region is automatically cheaper. A single-story ranch with a dozen small windows can cost less than a two-story home with three enormous ones, even though the second house has fewer panes. The only way to know is for someone to count your windows.
